DADA Distrikt transforms a former storage building in Brno into a mixed-use residential complex combining housing, work and commercial spaces.

Developed at a moment of rapidly rising real-estate prices, the project also tested an alternative model of development based on shared funding and direct sales, reducing additional developer and agency margins while allowing more resources to remain within the project itself.


Located beside the former Zbrojovka industrial area and the Svitava river, the building was opened more deliberately towards its surroundings. A new corner entrance addresses the street and riverfront, while generous commercial and office spaces at ground level give the former warehouse a more public urban presence. Existing industrial elements were retained where they could contribute to the new identity of the building, including the former lift car in the courtyard, preserved as a visible trace of its previous use.

About the project

About the project

The conversion follows a shell-and-core strategy, stripping the building back to its robust structural logic and using this as the framework for new layouts. Original features, including the rounded staircase and the relationship between utilitarian construction and decorative façade elements, were retained and emphasised. The project treats the existing structure as a source of spatial and economic opportunity, allowing its constraints to guide both the architecture and the development model.
